Air Duct Cleaning FAQ — Sunnyvale, CA
Common questions from homeowners in Sunnyvale and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do ducts in a Sunnyvale house really need cleaning?
Most homes here land somewhere in the three to five year range, and the reason is the dry season. Sunnyvale gets almost no rain May through October, so fine valley dust builds up for months with nothing washing it out of the air. Add a long shoulder season where the system idles and that dust settles inside the trunk and branches instead of moving through. If you've just finished a remodel, had the drywall sanded, or moved into one of the old orchard-tract ranch homes that's never been serviced, don't wait for the calendar.

What does a crew actually do once they're inside the house?
We start by finding every supply and return, which in a 1960s Sunnyvale ranch usually means galvanized trunk line in a vented attic feeding branches down to floor or ceiling registers. Registers come off, we seal the system, and a negative-air machine pulls from the main trunk while rotary brushes and compressed-air whips knock material loose from each run toward the vacuum. The blower compartment, the return drop, and the plenum get cleaned by hand since that's where the heaviest buildup sits. Registers go back on, we walk the house with you, and we show you the before and after inside the duct.

How much of my day does this take?
A single-story ranch tract home with one furnace and eight to twelve registers is usually three to four hours. Two-story townhomes from the 1980s through 2000s run longer because there are often two systems and longer vertical runs. Eichler-style post-and-beam houses with added overhead ducting take their own pace since there's no attic to work from and access is through the living space. We give you a realistic window when we look at the system, not an optimistic one.

Why do two houses on the same street get different numbers?
Register count is the biggest driver. A house with one furnace in the hall closet and ten registers is a different job than a two-system home with twenty-four. After that it's access: original galvanized trunk in a crawlable attic is straightforward, while retrofit flex duct buried under blown insulation, or ductwork in an Eichler with no attic at all, takes more time and more care. Heavy contamination, pet dander, or a return that's been running without a filter also add work. The estimate is free and we look at the actual system before we tell you anything.

Will you be shifting my furniture around or leaving dust behind?
We move what's directly on top of a register and put it back. Heavy pieces, we'd rather you tell us ahead of time so we can plan access instead of dragging something across your floor. Drop cloths go down at the furnace and at every register we open, and the vacuum runs under negative pressure the whole time so debris goes into the machine, not into the room. We vacuum the work areas before we leave.

How do I know whether the dryer vent is the culprit or the heating system?
Go by where the symptom shows up. Clothes taking two cycles to dry, a laundry room that's hot and humid, or a burning smell near the dryer points at the dryer vent, which is its own duct to the outside and has nothing to do with the furnace. Dust landing on furniture across the whole house, weak airflow at specific registers, or a smell that only appears when heat or AC kicks on points at the HVAC ductwork. In garage-furnace ranch tracts the dryer and the furnace often sit near each other, which confuses people. We can check both while we're there.

What happens if there's mold in the ducts?
We stop and show you. Sunnyvale's mild wet winters and slab-on-grade construction mean moisture problems do turn up, usually at a sweating AC coil, a plugged condensate line, or flex duct that got crushed and is holding water. Cleaning the duct without fixing the water source just buys a few months. We'll clean what's cleanable, tell you plainly what we think the moisture source is, and if the growth is beyond surface level we'll say so and point you to remediation rather than pretending a brush fixes it.

Does a fresh filter go in before you leave?
Yes, if we have the size on the truck, and we carry the common ones for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems. There's no point blowing a clean duct system through a filter that's been loaded since last winter. If your return takes an odd size or a deep media cabinet, we'll note the exact dimensions and the part number so you can pick one up. We'll also show you where the filter sits, which is worth knowing in older ranch homes where the return grille is in a hallway ceiling.

Can you get a truck out here before the end of the day?
Often, yes. Sunnyvale and the surrounding Santa Clara County cities are a tight route for us, so a cancellation or an early finish opens a slot. The busiest stretch is the first heat spell of July through September when everyone turns on AC that's been idle through a long shoulder season. Call in the morning if you can and we'll tell you honestly whether today is realistic or whether tomorrow is the better slot.

How far out from Sunnyvale do you travel?
Sunnyvale is our base and we work across the south San Francisco Bay / Silicon Valley floor and the rest of Santa Clara County. That covers the flat alluvial valley between the Santa Cruz Mountains and Diablo Range, including the mid-century ranch tracts on former orchard land, the Eichler-style flat-roof neighborhoods, and the newer high-density infill near the Lawrence and Mathilda corridors. Condo and townhome work is fine, though HOA buildings sometimes need roof or mechanical room access arranged ahead. Tell us the cross streets and we'll confirm whether you're in the route.
