Who We Are

Sunnyvale is where we work every day. That means we know its homes — how they are built, how they are lived in, and what tends to go wrong in them.

Some duct systems cannot be cleaned back to good, and we say so on the spot. If the inner liner on your 1960s-80s gray flex has gone brittle and is shedding, brushing it just tears it up faster. That duct needs replacing, not cleaning. Same answer when we open a trunk and find cloth or asbestos-paper tape crumbling at the joints: we stop, we do not disturb it, and we tell you who tests and who abates. We also turn down work when the ducts are fine. If the interior is clean and the system is moving air the way it should, you will hear that, and the visit ends with photos and no invoice for cleaning you did not need. We would rather lose the ticket than sell you a service that changes nothing.

We work the South Bay / Peninsula corridor from San Jose up through Santa Clara, Sunnyvale, Mountain View, Palo Alto and the Mid-Peninsula, and the calls here follow a pattern. A six-month rainless stretch leaves fine valley dust and construction and roadway particulate suspended, spring loads the air with grass and oak pollen off the surrounding hills, and late-summer to fall wildfire smoke pulls PM2.5 into attic ducts through leaky returns and boots. Mild winters make the problem worse, not better. Systems short-cycle instead of running long, so whatever settles never gets purged. Add the marine layer pushing overnight humidity up and attics swinging from 130F-plus down to 50F, and you get moisture condensing on cooling supply lines in homes with undersized or sweating ducts. Valley floor homes on former orchard and bay-margin soils bring in different grit than foothill homes on dry grassland and oak woodland, and most Peninsula stock predates 1980. That means original sheet metal trunks or aging flex underneath all of it.

On site, the crew runs a truck-mounted vacuum with the collection unit outside, puts the house under negative pressure, and seals every register so debris travels one direction. Then we agitate, rotary brushes in rigid metal, air whips and softer tools in flex that can take it, and pull the loosened material out through the trunk line: supplies, returns, boots, and the plenum. We photograph before and after so you are not taking our word for it. We service Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. If the problem turns out to be a filter that has been in place too long, that is a filter replacement conversation. If smoke and attic dust are getting in through gaps at the boots and returns, duct sealing fixes the cause instead of the symptom, and dirty evaporator coils from years of unfiltered air usually need coil cleaning at the same time. Cost tracks the number of runs, how much of the system is flex versus metal, attic or crawlspace access, and whether we find smoke residue or moisture damage that adds work once the registers come off.

How we decide between cleaning, repair and replacement

Is it worth cleaning duct that may need replacing anyway? That is the first question we answer, before any equipment comes off the truck. We inspect first. A camera run and a look at the attic tell us more than a sales pitch does.

The test is simple. If the duct can hold its shape and its seal after agitation, we clean it. Brittle gray flex from the 1960s through the 80s often cannot. The inner liner on that generation cracks when flexed, and a brush finishes what age started. We say so up front, rather than cleaning something that will shed liner for years.

Original sheet metal trunk is different. Much of the Peninsula stock predates 1980, and that steel is usually sound. The failure is at the joints, where cloth or asbestos-paper tape has let go. That is a repair, not a replacement. We do not pretend otherwise. Suspected asbestos tape we leave alone and refer out.

We also look at why the duct got dirty. Leaky returns and loose boots pull attic air, which in this valley means dust from a long rainless stretch and wildfire smoke in late summer. Clean a system without sealing that, and you will call us again.
